The ideal property is a distressed property (a property that is old, needs renovations, in original condition).
We specialize in helping sellers in distressed situations such as a divorce, retirement, behind on mortgage payments, pre foreclosures, moving, probate, or inheritance of a property to name a few.
We pay your commission + $3,000 referral bonus when we transact on a seller's property that you bring us, along with an additional $500 for each additional transaction of a referred off market property in a 3 months period. The 3 month period starts after the first successful closing of a referred off market property.
The additional $500 bonus resets every 3 months, so you start back at the $3,000 for the next 3 month period.
Closing 1 = Commission + $3,000
Closing 2 = Commission + $3,500
Closing 3 = Commission + $4,000
Closing 4 = Commission + $4,500
Closing 5 = Commission + $5,000
Closing 6 = Commission + $5,500
Closing 7 = Commission + $6,000
Closing 8 = Commission + $6,500
Closing 9 = Commission + $7,000
Closing 10 + = Commission + $7,500
If real estate agent has agreement in place with seller for seller to cover commission (commission comes out of total purchase price), then seller covers the commission, and we pay you the referral bonus.
We send you over our Agent Referral Program agreement to your email for your electronic signature. The agreement entails our Agent Referral Program information that is listed on this page in writing.

Confirm that the seller you are referring to us owns a distressed property or is experiencing a situation in which a cash offer and a quick close are important.
Step 1:
Share with the seller that Jake Ryan Properties LLC is a real estate investment company that buys As-Is, offers a quick, cash close, and covers closing costs.
Step 2:
Send us the seller's property address, asking price, images/videos, explanation of the situation, and any known major repairs needed, or any recent renovations/repairs done on the property. You can send over this info to us via text (210-857-7718), email (contact@jakeryanproperties.com), or website form.
Step 3:
Our team will review the information on the property address provided.
Within 24-48 hours, Jake Ryan Properties will send you an all cash, As-Is offer to your email address for you to present to the seller. We will also provide our Proof of Funds and Verification of Deposits.
You will receive a check or wire deposit directly from the third-party title and escrow company where the transaction, paperwork, and funding takes place for the sale of the referred property.
We will send over our Agent Referral Program's written agreement via email for your electronic signature.
